Property developers argue that while prices have risen sharply, the region remains a bargain compared to other global markets. Ryan Shear, a managing partner at Property Markets Group, noted that Florida's lack of state income tax and lower development costs make it a superior investment compared to New York. However, the rapid price surge has begun to impact affordability for the middle class. While billionaires and corporations continue to migrate to the region, many everyday residents are being priced out of the market. Ana Bozovic, founder of Analytics Miami, reported that homes priced under $500,000 have nearly vanished in Miami-Dade County. This shift is causing a domestic out-migration of residents, which experts warn could lead to a labor shortage as workers are forced to move to more affordable cities. Despite these challenges, the region's growth remains driven by a strong corporate relocation trend and a high quality of life.
