Miami's cost of living has surpassed that of greater New York City for the first time on record.

The Miami metropolitan area is now more expensive than the greater New York City region, according to the latest annual price comparison from the U.S. Bureau of Economic Analysis. While Florida remains a popular destination due to its lack of state income tax, the "Gold Coast" region now faces a cost of living roughly 5% higher than the New York metropolitan area and its surrounding suburbs. Housing costs are a primary driver of this shift. Since the pandemic, Miami home prices have surged 79%, while property taxes in the area have jumped 62% since 2019. Additionally, Florida homeowners face the highest insurance premiums in the nation, averaging $8,292 annually—nearly four times the cost for New York residents. Consumer prices in South Florida have also risen 36% since 2019, trailing only Tampa for the highest inflation surge among major American markets. While the ultra-wealthy continue to flock to the region, middle-income professionals are feeling the squeeze as salaries have failed to keep pace with rising expenses. To provide relief, the administration announced a proposed constitutional amendment to expand the state's homestead exemption, which could lower property tax bills for eligible homeowners.
